About Artform Condos Development
Artform Condos is a completed 17-storey mixed-use condominium tower containing 336 residential units at 85-86 Dundas Street East in Cooksville, Mississauga. Studio JCI designed the contemporary glass and brick structure. Emblem Developments, founded March 2019 as the development arm of First Avenue Investment Counsel, served as developer. The building integrates ground-floor commercial retail space spanning 3,400-5,400 square feet.
Construction reached completion in 2024.
Project Highlights
Residential units range from 475 to 885 square feet across one-bedroom-plus-den, two-bedroom, and two-bedroom-plus-den configurations, with select three-bedroom units. One-bedroom-plus-den units span 475-750 square feet. Two-bedroom units measure 651-750 square feet. Two-bedroom-plus-den layouts occupy 671-885 square feet. Most units contain two bathrooms.
The architectural composition divides materials by elevation. Floors one through six utilize neutral-tone brick masonry. Floors seven through seventeen employ floor-to-ceiling glass curtain wall systems. This material division reduces visual mass at street level while maximizing natural light penetration in upper residential floors. Private outdoor spaces measure 29-221 square feet, indicating significant variance in balcony and terrace allocations across unit types.
U31 specified interior finishes with branded appliance packages and contemporary material selections. Underground parking provides 358-430 vehicle spaces, establishing a ratio of approximately 1.06-1.28 spaces per unit. This exceeds typical urban density ratios, accommodating higher vehicle ownership rates in suburban Mississauga compared to downtown Toronto developments.
The building backs onto Cooksville Creek ravine, providing natural sound buffering and unobstructed views for south-facing units. Monthly maintenance fees calculate at $0.58 per square foot plus $59.95 for parking and $19.95 for locker storage.
Location
The development occupies the intersection of Dundas Street East and Hurontario Street in Cooksville, a transit-oriented intensification corridor. Walk Score measures 93/100. Transit Score registers 66/100. Cooksville GO Station sits within a 12-minute walking distance, providing regional rail connectivity. The Hurontario LRT includes a station within the immediate area, operational as of late 2024.
Highway access includes QEW, 401, 403, and 427 within a 10-minute driving radius. This positions the property for automobile-dependent commuters while maintaining transit accessibility. Dundas Street functions as a major east-west arterial with dedicated bus rapid transit infrastructure under the Dundas Connects master plan.
Square One Shopping Centre operates 5 minutes away, providing regional-scale retail. Port Credit waterfront commercial district sits 6 minutes south. Trillium Health Partners Mississauga Hospital functions 4 minutes from the site. The University of Toronto Mississauga Campus and Sheridan College Hazel McCallion Campus serve post-secondary needs within 10 minutes.
Parks include Sergeant David Yakichuk Park, Cooksville Park, and Richard Jones Park within walking distance. The ravine backing provides additional green space access. T.L. Kennedy Secondary School serves local catchment. The site zoning permits mixed-use development with commercial ground-floor activation, aligning with municipal intensification policies for major transit corridors.
