Etobicoke is on the brink of a transformative growth period ahead of a wave of new developments and infrastructure projects. As demand for new housing continues to grow across Toronto, several major projects are expected to bring major changes to the area in the years to come.
Here’s a look at some of the most ambitious developments set to reshape Etobicoke’s future in 2025 and beyond.
2150 Lake Shore Boulevard West
The redevelopment of 2150 Lake Shore Boulevard West will see the former Mr. Christie factory site transformed into a vibrant, mixed-use community. This sprawling development by First Capital REIT is one of the most exciting projects in Etobicoke, and will bring new residential towers, office space, retail, and public realm improvements to the Humber Bay Shores area.
Expected to be completed in multiple phases, the project will be located next to the future Park Lawn GO Station, which is expected to greatly enhance transit accessibility for the neighborhood. With over 7,500 residential units planned, 2150 Lake Shore is set to become a key driver in Etobicoke’s growth story and one of the largest developments planned in the region.
Cloverdale Mall Redevelopment
The Cloverdale Mall Redevelopment is another ambitious project that will modernize one of Etobicoke’s oldest shopping centres. The mall, which has served the community for over 60 years, is being transformed into a mixed-use neighbourhood that includes new residential towers, retail, offices, parkland and community spaces. Developed by Mattamy Homes and QuadReal, the project’s highly anticipated first phase, The Clove, just launched this Fall with occupancy expected sometime in 2028.
Sherway Gardens Redevelopment
One of the GTA’s most popular shopping destinations, Sherway Gardens, is also expected to densify over the next several years. This premier mall has long been a hub for shopping, dining, and entertainment in Etobicoke, but plans for further development are on the horizon to keep pace with the evolving retail landscape, Diamond Corp and Cadillac Fairview are proposing more than 6,200 residential units and up to 15 new towers surrounding the shopping mall as part of the Sherway Gardens Redevelopment, reflecting the growing trend toward mixed-use communities.
The Queensway Revitalization
As one of Etobicoke’s major thoroughfares, The Queensway is also undergoing significant changes. Currently known for its eclectic mix of strip malls, big box retailers, and restaurants, this corridor will soon welcome several high-density residential projects, including 1025 The Queensway and 522 Royal York.
Islington City Centre / Kipling Transit Hub
Islington City Centre is another area that is expected to change significantly in the coming years. The neighbourhood is slated to welcome dozens of new residential towers and commercial spaces, including the new Etobicoke Civic Centre. The area will also benefit from improved public transit connections, as part of the Kipling Transit Hub, which will connect GO Transit, the TTC, and MiWay services in one central location. The project is expected to significantly enhance transit options for Etobicoke residents, making it easier to commute across the GTA.
One of the largest projects planned for this area is Pinnacle Etobicoke, located at 5415 Dundas Street West. This master-planned community by Pinnacle International will feature over 2,700 residential units across nine towers, complemented by new retail and commercial spaces.
